When I founded the Lander Peerman Group, Austin's ultra-luxury segment was in hypergrowth mode. Tech money was flooding in, lakefront estates were selling in weeks, and bidding wars were commonplace. Today, five years later, the market has fundamentally shifted. Not collapsed, mind you. Matured.

The properties above $3 million still represent some of the finest residential real estate in Texas. But the buyers, the timelines, and the expectations have all evolved. If you're selling in this segment, understanding these changes is essential.

Price Trends: Stabilization with Selective Appreciation

The headline numbers tell a nuanced story. Ultra-luxury lakefront properties on Lake Austin and in established enclaves like Westlake Hills have largely stabilized. We're not seeing the aggressive year-over-year appreciation of 2021 and 2022. Instead, we're observing a bifurcated market.

Properties between $3 million and $6 million have proven more resilient. These homes offer serious luxury without the ultra-premium finishes and locations that command $8 million-plus price tags. Buyers in this band are more price-conscious, which means prices have held steady or appreciated modestly.

At the very top end, above $8 million, we see selective appreciation for genuinely exceptional properties. A waterfront estate with pristine architecture, substantive acreage, and impeccable provenance can still command strong gains. The mediocre ultra-luxury home, however, has lost momentum.

Days on Market: Patience Is Now the Norm

This is perhaps the most striking change. In 2021, a properly positioned $5 million lakefront home would sell in 30 to 45 days. Today, we expect 90 to 150 days as a baseline, even for excellent properties.

Why? The buyer pool has contracted. Tech workers still relocate to Austin, but the frenzy has cooled. Private equity and finance professionals remain active, but they're more deliberate. And out-of-state buyers, who fueled much of the 2020 to 2023 surge, are taking a wait-and-see approach.

Sellers who price aggressively at the outset still move properties faster. A $7 million lakefront home priced at $6.5 million will generate real interest. A $6 million home listed at $7.2 million will sit. The market rewards humility and punishes optimism.

The Modern Luxury Buyer: Who They Are

Our ultra-luxury buyers today are fundamentally different from those of five years ago. Many are not first-time Austin relocators; they're seasoned professionals who've already spent time in the city or other major markets. They understand value. They compare properties ruthlessly. And they expect transparency.

We see three distinct profiles:

  • Established entrepreneurs and founders seeking a primary residence where they can entertain and enjoy privacy. These buyers want trophy properties but won't overpay for location alone.
  • Wealth inheritors and multi-generational families purchasing for legacy. They're patient, discerning, and often compare multiple markets. Austin appeals for its quality of life and discretion, not just investment potential.
  • Corporate relocations and finance professionals from coastal markets. They bring substantial capital but are price-sensitive, often downsizing from homes that cost significantly more in New York or San Francisco.

Where Demand Is Concentrated

Demand clusters in specific neighborhoods and property types. Waterfront on Lake Austin remains the primary draw; the scarcity factor alone ensures consistent interest. Properties with 100+ feet of lake frontage and modern architecture sell steadily, even at higher price points.

Westlake Hills and Rollingwood continue to attract buyers seeking privacy and established community. These enclaves offer larger lots, mature landscaping, and distance from urban density without requiring a 45-minute commute.

Barton Creek properties, particularly those on the golf course or with creek frontage, appeal to a specific buyer: someone who values both amenities and neighborhood character. These homes move more reliably than isolated ultra-luxury properties elsewhere in the metro.

Off-market transactions remain our specialty. Discretion-focused sellers and privacy-seeking buyers often bypass the MLS entirely. This segment has proven remarkably resilient, with pricing power intact for truly exceptional, unlisted properties.

What Sellers Should Expect Today

If you're selling above $3 million, reset your expectations from 2021. Price your home for today's market, not yesterday's. Expect 90 to 150 days to sell, perhaps longer if you're above $8 million. Market aggressively through private channels, not just the MLS. And consider engaging a specialist who understands ultra-luxury buyer psychology and has true relationships with qualified purchasers.

The ultra-luxury market is not broken. It's simply more mature, more selective, and more honest. Properties that deliver genuine value, in locations that justify premium pricing, still command strong results. The days of selling on momentum alone are gone.
